1 JULY PROFESSIONAL PONDERINGS Well, June went in a flash. All of the teams at Bletsoes have been busy. The agricultural team have been occupied with farm agency more on that later; the auctions team have had numerous sales including a working sheep dog sale; and the planning and development team are as busy as ever with strategic planning for large scale residential development over a large geographic area including Peterborough City Council, Stratford-upon-Avon District Council and Dacorum Borough Council. As mentioned above, the agricultural team have had a hectic month with farm agency. A sale has been agreed upon Mayfield Farm in Suffolk, Kings Delph Gate Farm, Farcet is currently under offer; and following a flurry of interest Best & Final Offers have been invited on the Land and Buildings at Hillesden in Buckingham. We ve also privately sold (subject to contract) bare land for a client close to Stratford-upon-Avon private sales can be the preferred option for those seeking a sale behind closed doors with reduced costs. We have also been involved with purchasing blocks of commercial agricultural land for retained clients We re finding that, as ever, in this unsettled market, location is everything.

2 In some instances, land prices can vary several thousand pounds per acre for blocks of Grade 3 arable land within a few miles of each other. We have a number of properties lined up for sale later this year, possibly early next, so if you re on the lookout, then make sure you register your property requirements. Do make sure you speak to a member of the agricultural team, if you need any farm agency or valuation advice. Now onto a matter that is area specific - the proposed works to the A428 Black Cat to Caxton Gibbet. For the benefit that do not know the area, the A428 between the A1 junction near St Neots and the A1198 Caxton Gibbet is single carriageway with numerous roundabouts and junctions. At peak times, it experiences major congestion, resulting in delays and reduced speeds. With few available major diversions, incidents and accidents result in disruption over a wide area. The preferred route is expected to be announced in a matter of months, so it is probably too late to influence the same, but there will no doubt be consultation on the detailed design. As such, if you re affected by the works, and are yet to appoint a representative, then do so before it is too late. We are already acting for a number of clients affected by the road scheme, and we would of course be pleased to assist others. Another reminder to those intending to apply for the Countryside Stewardship: Mid-Tier, the application window is now open. Application packs must be requested by 31 st July 2017, and applications must be submitted by 30 th September Depending upon what Catchment the holding is in, there may be free advice available from your Catchment Sensitive Farming Officer. We have used this advice to positive benefit in recent years, the officers are worth a call if you re minded to make an application. Continuing along similar lines, there is grant funding available via the Rural Development Programme for England (RDPE) Growth Programme for rural tourism infrastructure, food processing, and business development. The amount of grant available depends upon the type of grant being applied for, but normally they are for a minimum of 35,000. As you might expect, the application process is quite involved. Fortunately, the application process is a two-step process. Before submitting the detailed application (step 2), you are required to submit an Expression of Interest (EOI) form prior to 31 st January 2018.

3 This form is less involved than a full application, so if the proposal is not suitable, then not as much time and effort will have been wasted. Every area has a different set of priorities, set by the Local Enterprise Partnerships (LEP). If you ve got a project in mind, then feel free to contact a member of the agricultural team to discuss your proposal. An update on BPS 2016 underpayments - of those that I submitted a BPS Payment Query form for, they all remain outstanding and some Remote Sensing paperwork has started to appear. It would appear that the RPA are only concentrating on the recently submitted 2017 applications. This is frustrating, but not at all surprising. If you have a suspected underpayment, then be sure to liaise closely with the RPA to ensure that it s not forgotten. I hope you enjoy this month s musings. Wishing you settled weather when you require it during July, for the start of combining and any late hay making. Until next time. Others sold to 1400gns for a 13 month old bitch called Lyn, from a vendor from Bridgend, South Wales, and moved to a new home in Leicestershire. Prices nationally have fallen this week, with averages around the country back around 25p/kg on the week, with an SQQ today of 201.5p/kg and all in p/kg. A two tier trade has certainly developed as more lambs have come onto the market. Well finished lambs today regularly achieved over 215p/kg at any weight, and weight today only adding to demand with the leaner lambs harder to place. Vendors are advised to continue selling lambs at the current rate, averages over 200p/kg are unheard of for this time of year, but please do not bring lambs which are not finished, they will be better sold on Saturdays where we have purchasers waiting to buy store lambs. Thanks to all vendors, purchasers and staff on what was a very busy day, and a big thank you to all the farmers who assisted us in the market, it was greatly appreciated. Today s sale was topped by Andrew Pinny with a fantastic Texel lamb, weighing 55kg, which sold for 110 or 200p/kg.

8 Standard Weights (32.1kg-39kg) (473) saw the largest drop of the day, mainly due to a large number of lean lambs present. Lambs weighing 38kg plus, with good meat, are now required to meet buyer requirements.
