1 MAY PROFESSIONAL PONDERINGS The World Of Estate Agency The sun really does make a difference when you are trying to sell a house, indeed the general weather has a huge impact and what a mixed bag we have had over the last few weeks. After the Easter break, Spring felt it was on its way and we were able to launch a number of new properties to the market, which have been attracting a good level of interest. There is still a general shortage of property available on the wider market but, fortunately, we seem to be bucking the trend. In this selective market buyers need to keep in closer contact with selling agents, to avoid disappointment and must not simply rely on the internet. More and more properties are being sold off-line and this is a trend Which is likely to grow whilst the number of available properties remains low. Prices remain stable locally and last November s interest rate rise had been expected for a long time and therefore had little impact. With recent economic figures still showing a delicate economy, it seems that significant rate rises are unlikely and, as before, modest rate rises should be absorbed without causing too much of a ripple. We are therefore looking forward to an active Spring and Summer market which, unlike the last few years, will hopefully have no interruptions from General Elections or Referendums.

2 The rental market remains strong with a continued level of demand from tenants for 2, 3 and 4 bedroom properties. It has become more difficult for tenants to find a property, as a number of landlords have withdrawn from the market for various reasons. There have been normal disposals by landlords cashing in their pension investment and then there are those who have been affected by the changes in tax relief that the Government has introduced. This has been compounded by fewer Buy to Let investors entering the market, again in part because of the tax changes but also the additional Stamp Duty levied, adding a sizeable cost to any purchase. From the 1 st April the new MEES (Minimum Energy Efficiency Standards) came in to force, which means that landlords are no longer able to offer for rent a property that does not meet the minimum standard, which is level E (efficiency ratings run from A (most efficient) to G (least efficient). This applies to new tenancies, but from April 2020 existing tenanted properties will also have to meet this minimum requirement. It is therefore imperative that landlords ensure that they check their property s energy rating and take steps to bring it up to standard. The current Windrush affair is also having an impact on how landlords deal with the Right to Rent legislation and a new guidance document has been published this week setting out the procedures for dealing with prospective tenants with long term residency in the UK but without full legal citizenship. The Government has also just introduced the Tenant Fees Bill in to Parliament, which will restrict the size of tenancy deposits and fees charged to tenants. First in the ring, 19 Hereford steers and heifers from J Burrows, 7-13 months, topping at 750 for steers and 655 for heifers, taking an average of 606; RA Willmott entered 5 yearling Charolais steers, which sold to 990 from 860; Richard & Liz Reynolds topped at 660 for their Limousin heifers; Andrew Nightingale entered his South Devon steers, all 13 months, topping at 955 from 860; 16 Continentals from RF Hutchinson topped at 805 for a 12 month British Blue heifer and 700 for Limousin heifers; Roger & Kate Driver topped at 945 for a 16 month Limousin heifer, and 3 Charolais heifers, months, topped at 900.

4 KR German & Son topped at 910 for a 27 month Beef Shorthorn heifer, while their 11 month Hereford steers topped at 745, and 8-13 month Hereford steers sold to 695; Hales Farms topped at 1060 for four 20 month Limousin steers, 1040 for one other, and their heifers topped at 850 for 13 month Limousins; Nigel & Monica Russell topped at 875 for a 31 month Holstein Friesian steer; AJ Day & Son topped at 1065 for four month Limousin steers and 925 for others, and their heifers sold to 855 and 810 for some younger, similar sorts; GA Wilford topped at 1090 for his 24 month Longhorn steer, with others to 800; Josh Burton sold his 15 month Limousin steer to 890 and two 14 month Charolais heifer to 800; Danny Evans topped at 575 with his 8 month Blonde steers; MA Truslow & Partners topped at 575 for two 9-11 month steers; J & D Bavington entered a 19 month Aberdeen Angus steer, which sold to 790, and a Swedish Red steer, 24 months, which sold to 410. More cattle are required each week. There is plenty of confidence now with the land drying out and grass in abundance, along with the finished price looking more than likely to increase in the next few weeks. Breeding & Feeding Cattle and Cows with Calves Topped at 1680 and 1600 for Ted Wootton s usual excellent Continental cows and young calves at foot; Richard Reynolds topped at 1100 for a 6 year old Limousin cow and a month old Hereford calf; WE Rein Farms entered 3 cows, topping at 1095 for a Charolais with a month old Aberdeen Angus bull calf at foot; Kevin Lee entered 3 empty cows which topped at 950 for an 84 month Saler cow, and 850 for a 13 year old Blonde cow; while Josh Burton entered 2 breeding heifers, which sold to 900 for a 28 month Simmental and 870 for a 24 month Beef Shorthorn. Calves - 7 A nice entry of calves from T Bays who topped at 350 for a 25 day old Limousin bull calf; and K & A Badrick topped at 285 and 275 for two 1 month old British Blue bull calves. Weaned calves topped at 450 for two 3 month Simmental heifer calves and 410 for a smaller bull.

5 Store & Breeding Sheep Mule ewe lambs started the sale, topping at 108 from J Sawbridge & Son. Store Lambs from G Toseland & Son topped at 62 and Chris Oakley s two feeding ewes sold to 87 and 70. A good row and a half of ewes with lambs topped at 73 per life for 10 Suffolk ewes with singles from Steve & Jo Wagstaff; Jamie Whatton topped at 69 for 14 Ewes with 26 lambs at foot; FC Lester & Son sold their 8 Mule ewes with 13 lambs at foot for 66; and Michael Browning topped at for ewes and 12 lambs. 7 REPORT FOR THURSDAY 3RD MAY The first numbers of Spring lambs about today, alongside a nice show of hoggs and ewes, which saw ewes a slightly dearer trade with hoggs similar to last week s strong rates. All classes of prime sheep are in high demand here at Thrapston and more are always needed. We have an additional buyer ready to come for Spring lambs, once the numbers allow. Please book in all classes of sheep for Thursday s sale by Wednesday at 5.30pm. Prime Lambs Sold to 133 or 313p/kg - 53 A few more about and trade just up, with better quality lambs on offer, which, of course, helps trade. Today s SQQ p/kg and all in p/kg. More are needed weekly. Topping the sale was a pen of 42.5kg Suffolk lambs from Gordon & Hayden James, which sold for 133 or 313p, with 41kg Charollais from the same home realising 306p or ; 43kg Charollais from Peter Lucas sold to 130 or 302p; while Mick & Robbie Sheppard took 127 or 306p for 41.5kg Suffolks; Suffolks at 42kg from Peter Lucas sold to 126 or 300p; while John Gent sold Suffolks at 46kg to 126. Prime Hoggs Sold to or 285p/kg Very similar on the week, with more heavy hoggs on offer, selling to a very strong trade throughout. Today s SQQ p and all in p. Plenty of demand for hoggs still, as Spring lambs are still lagging following the poor weather. Standard Weights (32.1kg-39kg) saw 38.5kg Texels from Tim Stubbs sell to 90 or 234p; with PJ East selling 35kg Texels at 87 or 249p; and 35kg Texels from David Fortescue sold to 234p or 82.
