1 TWIN LAKES OF BRANDON Published for the Residents of Twin Lakes of Brandon June/July 2011 President s Message In the Good Ol Summertime By: David C. Campbell, President After five straight years of writing the President s Message every two months for our community newsletter (that s over 30 articles), this is the first time where I had to think real hard about a topic; usually I sit down to my computer and the creative juices flow. Of course, this is usually because there is some big event or issue that is affecting the Home Owners Association and each of you as residents, this time, not so much. So with that as a backdrop to what will follow, I think I will just ramble for a bit. Summertime is upon us. That means kids are out of school (or will be shortly) and will be a presence in the community throughout the day (after noon for our high schoolers) WATCH OUT FOR THEM!!!! This means slowing down In This Issue President s Message...1 Community Pool Etiquette...2 Good Neighbor: Dawn Linder...3 Twin Lakes 5K Fun Run and Easter Egg Hunt...4 Easter Egg Hunt...4 Activities Around Twin Lakes...5 when driving (especially some of our high schoolers) and keeping both eyes on the road; texting while driving kills. Speaking of summertime, be on the lookout for our next Summer Concert in the Park. More details will be coming soon. If you are like me and most of the Board of Directors this spring, you got a letter from the CCR Committee letting you know you needed to do some maintenance to your property to be in compliance with our governing documents and rules; in my case it was dead sod. Hard to argue, all I had to do was look at it. Now I have a nice new back yard with deep green new sod. There are two main reasons that Twin Lakes continues to be one of the premier communities in the entire Tampa area: 1) We strictly adhere to the enforcement of our governing documents and rules and 2) we invest a lot of energy in keeping up the maintenance of our common Continued on page 2, President s Message Recipe of the Month...5 The Community Page...6 Happenings...6 Do-it-Yourself Home Security Tips...6 Featured Home: The Leyda Family...7 Tid Bits...7 1

2 President s Message Continued from page 1 areas so they remain assets to the community. If you get a CCR letter, please accept it for the purpose it is intended and make the repair. Your neighbors will appreciate it. If you choose to ignore it, rest assured we will take action to enforce the rules please don t ignore it. I also want to take a moment to thank Communities of America, Rick and all of his staff. For over eight years now, Communities of America has been committed to serving the Twin Lakes community and its Board of Directors. It has not always been easy for them; they are often in the line of fire of angry residents (mainly ones who get CCR letters). But I can assure you, in my six years of working with them they are very fair and have the best interest of the Twin Lakes community at the heart of all of their actions. Instead of complaining, reach out and say thanks, they really deserve it. Speaking of rules, in my last article I went into great detail about our governing documents and more specifically about the Community Rules. As you may remember, I reminded everyone that the Board is currently going through a MAJOR revamp of the Community Rules. Why, you ask? Because we have to comply with ever changing State laws and court decisions relating to home owner associations and how we operate. As a result, we are in the process of rewriting all of our Community Rules. These do not change our governing documents, these are in addition to the documents. So what is the next step you ask? Well we are currently having the new rules reviewed by our attorney for compliance with the laws and our governing documents. In our June Board of Directors meeting, we will be doing a final review of the new rules and including any input from our attorney. Once we complete that exercise, we will be scheduling a special Board of Director s Meeting in late July or early August where we will be inviting input from all residents (for those who have participated over the last four months at our regular meetings, thank you). At that meeting, the Board will approve and adopt the new rules and they will go into effect immediately. If you want to have a voice in the rules that will govern our community for the next several years, I encourage you to attend this meeting. I would also like to take a moment to thank our Hillsborough County Board of County Commissioners and specifically the Hillsborough County Office of Neighborhood Relations. This year they have given Twin Lakes several grants that have allowed us to do a number of projects at no cost to the community. Notice the benches? How about the new trees around Lake Michaela? And did you get to clean out your garage on our Community Clean-up Day? Well, those all happened because of the grants given to Twin Lakes by Hillsborough County. It s hard to believe that it is already June. That means we are only four months or so away from our Annual Meeting and election of a new Board of Directors for our community. Have you thought about serving on the Board? Have questions about it? Please ask attend some Board meetings (we meet the first Thursday of every month at 6:00 pm, our new meeting place is the Beef O Brady s on Bell Shoals Road) or drop me an at President@tlbhoa.org. Believe it or not, it can be very satisfying to serve your community; I should know after serving as President for six years (five straight). We need our residents to be involved if we are going to maintain Twin Lakes as a premier community and a great place to live. Please get involved if not on the Board, then please join one of our committees. And finally, a BIG shout out to the Class of 2011!!!!!!! And especially to my son Josh, I am proud of you and all you have accomplished through high school and GO GATORS!!!!!!!!!!!!!!!!!!! (I was told by the Gator Booster Club that I had to say that). 2 Community Pool Etiquette Aaaah, it s summertime in Florida. We re back to temps in the 90s and the humidity is creeping up. Luckily, we have the community pool to cool us off. While you re enjoying the pool, please keep these thoughts in mind so we can all enjoy it. 1. Read and follow the posted rules. They are there to keep everyone safe and healthy and to allow us all to enjoy the pool. 2. Supervise your kids. There are two reasons for this the first being safety. With more than one million pools, Florida has the highest rate of drowning deaths in the country. No one wants to be part of that tragic statistic. So, please watch your kids. The second reason is that you re sharing the pool with your neighbors and they want to enjoy it as well. If your kids are running around, screaming, jumping in near other swimmers, it s hard to have a good time. 3. Don t bring food and drinks into the pool. Spills happen and no one wants to swim with your sandwich pieces floating around on the water. Glass containers are particularly dangerous; if they break, it s almost impossible to make sure every bit is swept up. Absolutely no glass is allowed at the pool. 4. Clean up after yourself. Take all your trash back home with you or throw it away in the trash cans that are provided. Don t leave your mess behind. And if you have a toddler still working on the finer points of potty training, please use appropriate swim diapers and dispose of them properly when you are done. 5. No Pets Allowed. The pool is for our two legged residents only. Due to health department regulations, no pets are permit- ted in the pool or the pool deck area. 6. And finally, Twin Lakes residents have access cards so that only people who live in our community and their guests can enjoy the pool facility. Do not let someone in because they said they forgot their card. The pool isn t so far from anyone s house that they can t go back and get their card. We ve had vandalism problems in the past and have spent our own funds to fix up the pool so it s a nice place to be. Let s keep it that way! Even with the rules, and because of the rules, it s possible to enjoy our pool. Have fun!

3 Good Neighbor: Dawn Linder You ve probably seen her walking around Lake Michaela with her black and tan German Shepherd dog, Cir. She relishes the exercise and enjoys the many interactions Cir has with his fellow K-9 buddies J, as well as his not-so-favorable altercations with the bigger birds on the lake. With such a fondness for her companion, you would think she was a dog person. However, those who know her are well aware that she leans towards the feline persuasion. Meet Dawn Linder, a Twin Lakes Resident since Dawn is a strong advocate for controlling pet over-population to reduce the number of unwanted pets in our society. A feral cat is one who has reverted in some degree to a wild or unsocialized state and has learned to live outdoors. Dawn has been involved with the feral cat Trap- Neuter-Release (T-N-R) program in multiple states since And with a small group of friends, and the loving support of her husband Chris, she helps maintain a few local feral colonies. identified, Dawn s group does everything they can to find homes for them. Because of the weather we enjoy all year, Florida has a great many feral, stray and free-roamer cats. Did you know, according to the American Society for the Prevention of Cruelty to Animals (ASPCA), one un-spayed female cat and one un-neutered male cat and their offspring can produce 36 cats in their first year of reproduction? One female cat alone in her lifetime can produce 120 kittens, as she can have at least two litters a year, and can have her first litter by the time she is 6 months old. That s why it is so important to spay or neuter your cat, especially if your pet goes outside. It is equally important to vaccinate your cat annually. If you ask her what her greatest success is, Dawn will tell you its right here at Twin Lakes. And his name is Asher. Last year, Dawn and Cir this white and black smudged tom was seen wandering around the lakes and from neighbor accounts had been sighted off and on for over a year. Dawn posted signs around Lake Michela to try and identify an Asher Before As a caretaker, Dawn ensures each cat is spayed or neutered and is current on their rabies vaccine. One of the ways you can tell if a feral or stray cat has been fixed (neutered) is that the tip of the left ear is missing. Dawn and her friends also monitor the colony for any changes such as injuries or additional members, the latter which usually means a former pet has been dumped there to fend for itself. This is always a sad situation as, contrary to popular belief, socialized cats are not accepted into a feral colony and therefore are either hurt in fights or are so frightened they run off and are often hit by cars. When non-feral cats are Asher After owner, as the cat did not look especially healthy, but without success. Over time she was able to trap the tom and have him neutered. Regretfully, he tested positive for FIV, which prevented his re-release. Feline immunodeficiency virus is a feline version of AIDs and is passed between cats through fighting, especially among aggressive un-neutered males. Dawn therefore cared for him, including socialization, until she was able to find a new forever-home for him (Thank you Kat V!!). To look at him now, you would never believe it was the same cat! So if you see Dawn and Cir walking around the lake, say Hi! And thank her for all she s done, helping out right here in our community. 3

Beef O Bradys on Bell Shoals Do-it-Yourself Home Security Tips When Planning a Vacation Are you planning a summer vacation? The following tips will help to keep your home safe while you are away. Taking a vacation is an exciting time for everyone, but coming back and finding out that your home was burglarized is devastating. Don t advertise it - When planning a vacation, make sure you don t advertise it publicly. For example, you may be excited for your trip, but don t tell everyone on Facebook. The less people that know you will be away from home, the better. Maintain your home s exterior - While on vacation, make sure that you maintain your home s exterior. Basically, you want to create the illusion that someone is always home. Arrange to have your mail picked up, your paper delivery stopped, and have someone mow your lawn. Also, on garbage day, have one of the neighbors put out the trash for you. Interior home safety tips - Protecting the interior of your home is extremely important especially when you re away. Your home must look occupied and lived-in even when no one is there. Use automatic timers to turn on your lights, television sets and radios. A very important safety tip is to leave a contact phone number with a trusted neighbor or a close relative, so that they can reach you in the case of an emergency. Mention that you re away to trusted neighbors Ask your close neighbors to keep an eye on the house and to contact you or the authorities if they see anything odd. Also let your neighbors know if someone is coming to feed pets or water plants. Lastly, always set your home alarm system. And don t forget to pack the suntan lotion! 6
