Situation Greylag House is situated on the fringe of the small village of Forteviot, some 8 miles southwest of the County town of Perth. Forteviot village was rebuilt in the 1920s as a model village designed by the architect James Miller under the instruction of John Dewar, 1st Baron Forteviot, influenced by the Garden City movement. On 11 August 2009 archaeologists announced that they had discovered a royal tomb from the early Bronze Age at Forteviot. Along with the remains of the ancient ruler were found burial treasures which include a bronze and gold dagger, a wooden bowl and a leather bag Greylag stands in its own generous and established gardens looking southwards over open farmland to the Ochil Hills. Forteviot is close to the site of the ancient Scottish Pictish Capital within easy reach of Perth, Auchterarder, Stirling and the remainder of the central belt of Scotland. There is convenient access to both the A9 and the M90, and thereby the A90 and M9. There are Railway Stations at Perth, Gleneagles and Dunblane offering regular services to both Edinburgh and Glasgow as well as further afield. Dundee Airport is also within easy reach. Perth has a comprehensive range of retail, professional, banking and leisure facilities. The latter include a Theatre, Concert Hall, Restaurants and Leisure Centre as well as numerous local Golf Courses. These include the Championship Courses at Gleneagles as well as the renowned parkland courses of Rosemount and Lansdowne at Blairgowrie. There is salmon fishing on the nearby River Earn (within walking distance) as well as the River Tay and Perthshire is home to many of Scotland s finest landed Estates offering a wealth of outdoor recreational opportunity as well as wonderful mature and established landscapes. There is a primary school at Forgandenny and secondary schooling both at Perth and Auchterarder. In addition, there is a wide choice of private schooling including Strathallan and Kilgraston Schools at Bridge of Earn, Craigclowan Preparatory School in Perth, Glenalmond College, Dollar Academy and Beaconhurst School in Bridge of Allan. 4

General Description Greylag House is a notably handsome Georgian B Listed former Manse built of warm red sandstone under a pitched and slate clad roof. The house has been in single ownership for the past 33 years and the sellers are currently building a contemporary one and a half storey house in the paddock to the northeast. The remaining gardens pertaining to Greylag House are about 1.95 acres The gardens are generous, mature and well established with extensive lawns sheltered by mature copper beech, yew, beech and sycamore as well as beech hedging and a wide variety of colourful shrubs. To the rear of the dining room lies the sitting room, again with cornice and window shutters; a rear passage with tiled floor leads in turn to cloakroom with WC and good storage, kitchen (E & W) with double aspect to the west, extensive fitted units and a two oven, oil fired Rayburn. Integral to the kitchen is a breakfast area (W) also with plumbing for washing machine and double stainless steel sink. A handsome curved stone staircase with leaded window at half landing, wrought iron balusters and mahogany handrail rises to a generous landing with large storage cupboard and staircase to the large floored loft. 6

In turn, the landing leads to double bedroom 1 with dressing room, bedroom 2 with adjoining study (which could be an en-suite), double bedroom 3, bedroom 4 and bedroom 5. The layout of the bedroom accommodation offers scope to create en-suite bath/shower rooms if desired and to the rear of the house are two generously proportioned bathrooms, one of which has a separate shower cabinet. At second floor level there is a large floored loft which could be converted subject to gaining the necessary consents and Greylag House benefits from excellent storage space throughout. In 2016 the windows were redecorated externally and the conservatory will be redecorated in the spring of 2017. The front elevation of the roof has been re-slated and re-felted and the walls have recently been repointed. Greylag House benefits from oil fired central heating.
