DESCRIPTION Playful Paws is a most unique and attractive business and is the only fully licensed and insured luxury dog daycare centre covering the City of Inverness and surrounding area. The business will undoubtedly be attractive to a wide range of animal lovers but especially those who have a desire for self-employment. Dog daycare provides owners with a safe, fun and stimulating environment for their dogs to play off-leash with other dogs under the careful supervision of trained staff. The centre provides short-term daytime care and is often described as the best job in the world. Set on one level within a modern industrial unit (built Autumn 2015) in the busy Carsegate Road area of the city, two miles from the city centre, the business is ideally located to meet the needs of its growing numbers of customers (including the 4-legged variety). The business is easily located and benefits from modern road-side signage. The property is of modern steel and clad construction and is complete with compliant facilities including fire alarm system and modern electrics etc. Units are very new, having only been completed in Autumn 2015. The site covers 335m 2 (3605ft 2 ) in total. Inside area - 100m 2 (1076 ft 2 ) heated internal floor space fitted out with an office/reception area. Two kitchens, one for staff and one for the dogs plus a toilet/storage area. The whole area has had specialized rubber matting professionally fitted and has a specialist paint on the walls. The play area is fully fitted out with beds and bedding, couches, cages, toys etc. The outside area - 235m 2 (2529ft 2 ) has a newly tarmacked yard which was specially laid in Jan 2016 and includes drainage. This area has playground equipment, sea-saws, tyres and sections of AstroTurf. There is a separate caged puppy / time-out zone. There is a storage shed that can also work as an isolation unit (portable hand wash unit included). This fully equipped dog daycare centre opened in January 2016 as a new start-up business and is presented in truly walk-in condition. New owners will have no major capital expenditure to commence trading. It is due to the vendors desire to focus in a new direction that brings this desirable business to the market. TRADE Customers come from a wide range of backgrounds that use the services of Playful Paws either to cover work periods, family days away where it is not suitable for dogs to attend, etc and some owners bring their pets for socialising reasons only. Regular dogs have waggy tails on the way into the centre as they are looking forward to meeting their pals and are fully exercised when they are collected. This is very much a growing trend for pet owners to give their dogs some respite from being home alone whilst they are out at work or just being out and about. The current operating regime is a 5-day working week (Monday to Friday), opening at 7:30 a.m. and closing at 6 p.m. The vendors believe that there is untapped potential

to expand the opening hours to include weekends and hiring out the centre in the evenings. Subject to the necessary consents there may be scope to increase canine related services further (grooming etc.). The business has a day boarding licence for 40 dogs from the Highland Council. The operators have a number of trade related certifications and would be pleased to assist new owners with obtaining such. During the first full year (2016-2017) of trading, activity has continued to grow with on-target turnover of 36,000. Year two (2017 2018) is expected to be in the region of 55,000 and Year three (2018 2019) projected growth is 70,000. If the unit was at maximum capacity turnover could be as high as 208,000. Income is derived from day boarding fees which are paid for either a half or full days stay. All dogs have to be fully vaccinated including against kennel cough and have a behavioural / temperament assessment to ensure the safety of staff and other dogs. In addition, all dogs must be either spayed or neutered to attend Playful Paws Dog Daycare Centre from between 8-10 months of age. The vendors would be happy to provide training in the procedures and practices of the business. In addition, they would be prepared to assist with Business Plan writing to facilitate easy handover. LOCATION Playful Paws is ideally situated in Inverness City and is set within an industrial estate which has a high volume of business activity. This easy-to-locate business provides simple access for dogs and owners in a safe location and away from residential areas. The business draws its trade from a wide area around the City and therefore, being in an out of city centre location makes it ideal for delivery and collection of pets. Inverness has extensive facilities for visitors and residents alike boasting two golf courses, an excellent indoor swimming complex, cinema, bowling and ample opportunity to enjoy evening entertainment at a range of venues which include Eden Court Theatre. The City and surrounding area boast a great many geological and historical attractions which makes Inverness an ideal place to live and work. The quality of life in the Highlands draws many new business owners to the area. The City of Inverness has benefitted from much expansion over the past few years and has a full range of social and welfare facilities associated from a modern city. Rail, road, and air links make the City highly accessible. THE PROPERTY A modern and well-presented building, the business operation is laid out over the ground floor with entry at street-level. The building is of steel construction under pitched clad roof and was constructed in the autumn of 2015. Parking is set to the front of the building for staff and customer vehicles. The open area to the side and rear of the property has a high fence with covering to avoid the dogs becoming distracted and to form a windbreak. Customer entry is through a single door to the front of the building at street level which leads into the office area set to a table and chair; located here are the till and payment machine. A door leads into the open plan dog play area with rubber flooring to protect delicate paws. This area has a dogproof gate providing a secure area should any adventurous dog seek to make an escape; not that they would as they have set within the play area an array of soft furniture, cages, toys etc. to occupy them.

From here access is gained to the staff kitchen, dog kitchen and washroom facilities. Externally, there is an open plan area where the animals have free reign to run around and burn off their energy. Again, to keep the dogs gainfully amused, there is a selection of playground equipment, sea-saws, tyres and sections of AstroTurf which helps keep the dogs from injuring themselves and aids staff to maintain a clean and hygienic facility; a portable hand wash unit is used in this respect. There is a separate caged puppy / time-out zone plus a storage shed which can also act as an isolation unit. The inside of the unit has been painted with specialist paint. SERVICES Playful Paws benefits from mains electricity, water and drainage. There is electric heating within the building. The external areas have specialist drainage to ensure ease of hygiene maintenance.
