POA President s Letter We had an interesting Wednesday morning on March 27th with a hail storm going through. Knocked a lot of leaves and broken limbs down and blew the community center pool furniture over and some into the pools. Kind of a little reminder that we need to get our trees and property prepped for storm season. As you work on your spring cleaning (which is very evident that many of you are; most homes are looking great) don t forget about those trees, bushes and items that set out but are not hard planted down. Make sure you have a plan. Don t forget the Annual Membership meeting and election is scheduled for April 15th, 2019. It will take place at the community center at 7pm. Volunteers are needed to sign members in and tally ballots. If you are interested in helping, call the office at 321-242- 1734 or email at springsofsuntree@cfl.rr.com. If you did not receive your ballot and proxy in the mail, please let the office know. Members who do not plan to attend the meeting need to either come to the office and submit their ballot in person or send in with proxy designated to cast their ballot. Proxy must be submitted with signature, printed name, Springs of Suntree street address and date on the envelope (see instructions provided with meeting information packets). Contact the office with any questions. Pools were closed on March 25-28th for the seasonal cleaning. We do a hard chemical clean twice a year- once before peak season and once after. This was originally scheduled for April and would have been on the calendar for this month s issue however there was a cancelation with our service provider and a discount if we moved it up, so we did. The community center restroom sink counters will be replaced this month. They are both separating and falling apart, and cost was more efficient to have both replaced at the same time. Time down will be limited so closure should not be required. FYI Community Center Hall rental rates have been updated. Instead of three tier pricing based on number of guests ($50, $75 and $120) the board has set the rental rate to a flat $75/day with the security deposit remaining at $200.00. Springs of Suntree Events Any artist interested in participating in the May 4th Springs of Suntree Artisan Fair need to register with the office via email at springsofsuntree@cfl.rr.com. Be sure to include name, address, phone number, email address, and description of art. Recurring Springs of Suntree Events BUNCO: Come Join Our Growing Group! We meet the Last Tuesday of each Month starting at 7pm. April s get together will be on the 30th. Floor Mat Yoga: The class is taught by our Health Share Instructor. Cost is $5.00 per session every Tuesday at 10am. Bridge: Whether a novice or a pro you are invited to spend Wednesday mornings starting at 8:30am with the group. Mahjong: meets every Thursday at 11:30 pm. American Mahjong is played with sets of tile. The game is much like playing rummy where you have suit and the goal of the game is to be the first to match one s tiles to a specific group. : Tuesdays at 8:30am, the class is presented by Health Share and is free. There are also classes every Thursday morning at 8:30 for $5.00 per session. : Meets at 11:00am, Monday s, Wednesday s and Friday s.

Springs of Suntree Events Free CPR Class provided by the Brevard County Fire Department The CPR class will teach chest compression only CPR, provide information on wound care, first responders, and the new white cup program. Classes are limited to 20 per class and multiple classes will be scheduled throughout the year based on interest. The first class is scheduled for April 22nd at 6pm. You must pre-register at the Springs of Suntree office. You can register by phone, email or in person. Kids Game and Pool Party Day May 31 st 1 3pm Let s Celebrate! Plenty of games, crafts, bounce house and pool fun. Snacks will be available along with lots of fun for everyone. Bring your towel, sun block and come join us for a great time! Let s kick off the summer right! Hurricane Preparedness Springs of Suntree and Suntree Masters will be hosting a Hurricane Preparedness Seminar on May 8th at 6:30 pm. Brevard Emergency Management will provide a presentation and Q&A session. We will also have a few other guest speakers that specialize in related fields and a door price drawing. Seating is limited so please preregister at the Springs of Suntree office. Fourth of July Celebration Come and join in the family fun with a parade and family cook out. Decorate your bikes, wagons, strollers, golf carts and anything else you can ride, push or pull with your American Spirit. (No cars please) Hamburgers and Hotdogs are provided you will just have to please bring a dish to share and join your neighbors in a celebration of the 4th. The Parade starts at 11:00am on the corner of Hill Ave and Ida Way (in the Palm Springs Subdivision) with cookout to follow shortly after the end of the parade.

Ribbon Cutting for the new Keep Brevard Beautiful Native Plant Butterfly Garden & Celebration of Gopher Tortoise Day Sunday, April 7-4:00 p.m. to 7:00 p.m. Springs of Suntree Clubhouse 8300 Holiday Springs Rd Melbourne, FL 32940 The Ribbon Cutting celebration begins with a reception at the Springs of Suntree Clubhouse at 4:00 p.m. At 4:30 p.m., we will talk about Gopher Tortoise Day which is April 10. We will also share some information about our organization. At 5:00 p.m. we will walk the 2 blocks to the grassy lot entrance to Hundred Acre Hollows where we will have the ribbon cutting at approximately 5:30 p.m. (1170 Rock Springs Dr.) You will be invited in the gate to see the new native plant garden and walk up the berm to see this beautiful place. You may walk the 1.8 miles around the unimproved grassy berms or have a shorter stroll. Come see how nature has come alive in the basins. There are some 8 ft. pine trees now! We recommend close-toed shoes, a sun hat, sunscreen, water bottle, and bug spray. There are no restrooms in Hundred Acre Hollows. You can return to the clubhouse anytime to use the restrooms before you go home. People are welcome; no pets. For accessibility: A golf cart will be available for people with disabilities instead of walking the 2 blocks, but you will need to walk inside HAH if you wish to see it. There will be some lawn chairs for people who need to sit for the ribbon cutting. Home Prices The median home price for homes sold in January was $247,500. This is up 2.8% from January 2018 and marks the 83rd consecutive month of year-over-year gains. The national Pending Home Sales Index (PHSI) rose 4.6% to 103.2 in January from 98.7 in December. An index score of 100 is considered normal. All four major regions of the country experienced gains in January, with the largest increase coming in the South. Bottom Line The housing market in 2019 will require homeowners to list their house at the right price to attract buyers. If interest rates continue to stay low while wages increase, and more inventory comes to market, 2019 could be one of the best years for home sales in recent history.
