FACILITY OVERVIEW 4Paws Sports Club & Lodge is an indoor dog park that allows pet owners to bring their dogs to use a series of amenities. Indoor swimming pool that is 99% chemical free Indoor walking trail / circular track Open play area with agility flooring Play Equipment The 4Paws facility is under the ownership of the Wycliff Veterinary Clinic and additionally the facility offers services that includes: Chiropractic Care Rehabilitation Services Play Care Suite Style Boarding Cage-less Boarding Boarding can range from a single day to extended stay of 10 days or longer. The facility has 20 kennels, with each kennel being big enough for 2 dogs. The total number of dogs with daycare and full boarding is a maximum estimated 90 to 100 dogs. The hours of the facility are: Monday 7:30am to 6:00pm Tuesday 7:30am to 6:00pm Wednesday 7:30am to 6:00pm Thursday 7:30am to 6:00pm Friday 7:30am to 6:00pm Saturday 1:00pm to 5:00pm Sunday 1:00pm to 5:00pm For Monday through Friday, the closing employee leaves at 7:30pm. The veterinarian returns at 10pm to provide a final evening check on dogs being boarded and manages toileting. The opening employee arrives at 7:00am. On Saturday and Sunday, employees make scheduled checks on dogs at 7am, 7pm, and 10pm - outside of the facility s already established 1-5pm open hours.
The facility handles food and potable water for the dogs, as well as indoor and outdoor sanitation options. Dogs are taken outside every 2 to 3 hours unless they indicate an immediate need. Additionally dogs are taken out individually for toileting at 10pm each night. Dogs are taken out one at a time to the lawn areas directly south, west, and north of the tenant site. Dogs are not taken to the edge of the public road. Waste is immediately picked up and disposed of accordingly. FACILITY IMPROVEMENTS The existing space at 10550 W. 103rd already has existing construction being retained in the existing 4,750 sf of shell space to provide open play areas, the upper level walking track, public restrooms, office space, and support spaces for the facility. The existing exterior construction is brick masonry with glazing limited to the entry storefront. Kennels are located in the northwest corner of the tenant space (farthest point from the entry) with the existing construction providing a strong acoustical barrier to limit any dog barking. There will be modifications to the existing tenant finish space made to provide interior partition walls to control the ability of dogs to access adjacent areas. Additionally new equipment is being added to provide the indoor swimming and boarding services.
