2 2017 FINANCIAL RECAP 2017 Assessment income = 41,500 Expenses totaled = 43,874 (income shortfall covered by Reserve Funds) 2018 Drakes Pointe HOA is on solid footing as we enter into this year. 3 2017 LANDSCAPING ACHIEVEMENTS A frequent question asked of the board members is how are the annual assessments spent? The largest portion of the HOA budget is spent on maintaining our Common areas. In addition to the flower planting, weeding and mowing by Wade Landscaping Services, a few special projects over the past 12 months utilizing the dues collected include: Four (4) street lights repaired and maintenance on all street lights performed when required Two (2) pond fountains repaired Pond algae control spray Aqua Shade completed two (2) times Two (2) downed trees removed Two (2) irrigation repairs were made Electrical: the front area electrical was replaced and was rewired with commercial grade wiring bringing the wiring into code Common area in and around gazebo sprayed to deter geese Repairing, replacing where necessary and painting the fence surrounding the common area Enclosing the gazebo, purchase and staining of two (2) picnic tables Initial purchase of a limited amount of Christmas decorations for Common areas 2017 HOME IMPROVEMENT PROJECT APPROVALS Four applications submitted: 3 were approved; 1 was withdrawn.
4 REMINDER If you are planning a home improvement project that requires architectural approval do not assume that a contractor or hired person has obtained the architectural approval for you. Pursuant to the CC& R s, as the homeowner you are responsible for the necessary permits/approval prior to starting any project. GOOD NEIGHBOR TIP. Barking Dogs, Dog Walking, and Pet Waste Pickup We have a lot of homeowners who have dogs and take them on walks throughout our community. We want to thank all of you who regularly clean up after your dogs when you take them on walks. We also have homeowners who justifiably do not like to have to clean up after someone else s dog. If you take a dog out for walks around the neighborhood, please have the courtesy to clean up after your dog. If you know that a homeowner does not want dogs in their yard, please respect that decision. Barking dogs can be a nuisance day or night. Please keep a watch on your dog and do not leave it in a backyard unattended.
5 COVENANTS, RULES AND POLICIES No written Notices of Violations were mailed in RULES! ARE YOUR IN VIOLATION? Garbage Cans The majority of residents are doing a great job of keeping their garbage cans out of sight. We have run into a few cases where people permanently store their garbage cans on the outside, visible from the street. In addition, if you are going out of town and your garbage can needs to be put out for pickup, please arrange with a neighbor to have it put out of sight for you. For reference see Drakes Point Declaration of Restrictive Covenants: Article One, 18) Storage Tanks and Refuse Disposal - All household garbage and refuse containers shall be concealed from view of neighboring lots, roads, streets, open area, and subject to architectural control as set forth herein BE A GOOD NEIGHBOR On trash pickup days, do not place your garbage cans on the sidewalk. Sidewalks are for pedestrians, not cars or garbage cans. Parking a car or placing your garbage can(s) or anything that isn t pedestrian friendly is a danger to those using the sidewalks for their intended purposes. Please be considerate of your neighbors.
6 The Board Needs Your Help! Committees are the lifeblood of an HOA. More importantly, committees offer community members to be involved with the Board and their neighborhood. As you know, all Drakes Pointe Board members and Committee members are volunteers. Acting in their advisory role, committees can assess problems or issues, and then make recommendations for the Board s consideration. They can increase participation levels in the association s affairs through their interactions with the board and the homeowners not on the board. Committee work allows residents to get to know each other on a more personal basis as they work together for the good of all. Committees can also be a training ground, where new leaders gain knowledge and motivation to serve at a higher level. Consider volunteering to be a committee member or a committee chair!
