It is extremely important that you sign and return your proxy so that a quorum can be established to have a business meeting. If a business meeting is necessary a quorum is required. You can place your signed proxy and voting certificate in the lock box beside the front door of the HOA clubhouse or take it to the office during regular office hours. You can also mail it to the appropriate management company in the envelope provided. ARC Thanks You At the January ARC meeting many of you were in attendance. The ARC thanks you. You can submit your Application for External Changes at any time during the month by giving it to Sherry in the HOA office, or bring it to the monthly meeting. There are certain items that need to be included with your request. Paint and shingle samples are required (not pictures), drawings of landscaping or pool plans. If any heavy equipment such as a dump truck, cement truck, commercial dumpster, or heavy duty delivery truck is required for your project a Performance Assurance Deposit is required. These forms are available on the website and can be downloaded. If you are not able to download them they are available at the HOA office. If all the documents are in order the application can be reviewed quickly. If it is not complete it will be held until the application is completed properly. If you submit your application prior to the monthly meeting problems of missing information can be avoided. Your cooperation is much appreciated. Message from the Master HOA President Happy New Year! We hope that you had a safe and happy holiday season. It was a great 2016 with 2017 promising to be even busier and better! As we embark on this new year, we are looking forward to some amenity improvements, namely upgrading one of tennis courts and transforming the other into two pickle ball courts. The landscaping in front of the courts will also be upgraded with a new look. We hope to have this completed by mid-february. Just a couple reminders: * No dumping of yard debris in the common areas. *Speed limit is 25 mph. Please remind your guests of this as well. Lakes Orders Speed Detector The Lakes HOA has ordered a state of the art traffic speed detector. It should arrive the first part of February. It records your speed and flashes it so you can see if you are exceeding the 25 MPH speed limit. It also makes a digital record of speeding cars which can be turned over to the police department for further action. Speeding has remained a prevalent problem in our community. Let us not have a serious accident or death because you are impatient. The Lakes HOA would also like you to know they are experiencing a problem with the decal reader at the front gate. Be sure your sticker is clean and pull closer to the reader. The problem is being addressed and they are sorry for the inconvenience. It should be fixed in approximately 2 weeks. 4 CC&R Review As you all know our community is governed by certain covenants and restrictions known as CC&R s. The mini boards have their own set of CC&R s but we are all governed by the Master HOA documents. There are some that are being abused more than others so lets take a minute and review some of these. Section 3.4 No automobile, truck, boat, trailer, house trailer, camper, motor home recreational vehicle or other similar motor vehicle shall be parked on any street, roadway, or right-of-way or in any other area in the Cypress Head P.U.D. between the hours of 1:00AM and 7:00PM. Exception: loading or unloading of a motor home recreational vehicle which may be left for a maximum of one night until 8:00AM. Too many people are parking their cars in the street all night, and worse yet parking them against traffic. These vehicles are extremely difficult to see at night. There are few, if any, reflectors on the front of a vehicle; there are some on the rear. We do have towing notices posted and continued violation can result in the vehicle being towed at the owner s expense. Section 3.21 (second paragraph) Lot Owners recognize and acknowledge that the golf course is an integral and desirable design feature of Cypress Head, P.U.D., and that golf balls or other foreign objects may stray from those areas designated or dedicated for golf course play, or otherwise for use by the golfing public. The Lot owners therefore assume the risk of damage by such golf balls and the like, and understand and acknowledge that the Association shall NOT be liable for any and all such damage in any way arising from or related to the playing of golf in or on the Golf Course in Cypress Head, by the golfing public. Dog Owners love their animals and accept the responsibility, but some don t. We have CC&R s concerning pets. Section 3.6.Not more than two (2) domestic household pets shall be kept or maintained at any dwelling unit. No pet shall be permitted to be outside any dwelling unit unless such pet is within an electronic fenced area or on a leash not exceeding 8 ft. Dogs are being allowed to run free and are a threat to walkers, bikers, and even the cranes. Others are being walked on leashes that far exceed the 8 ft. limit. Dog owners, the non-dog owners don t want your dog doing its business in their yard and especially when it is not picked up. Try walking your dog in YOUR yard first and after all is said and done take the dog for a walk around the neighborhood. The common areas are not dog parks, nor are the green belt areas or golf course. If you see a dog running free, take a picture (we all have phone cameras) and call animal control: and press 1 when prompted.
