1 POTOMAC CROSSING VOLUME XX, ISSUE 1 SPRING / SUMMER 2014 SUMMARY OF BOARD OF DIRECTORS MEETINGS Board of Directors meetings were held on November 20th, January 15th, February 19th, and March 21st. The meetings are held to conduct Potomac Crossing Association business and an opportunity for residents to address the Board. The following are items discussed and decided on at those meetings. The 2014 Members Annual Meeting was held on March 21st. A proposal was accepted for the construction of a new entrance monument to Potomac Crossing on Battlefield Parkway at Woodfield Court. This monument will clearly indicate where Edwards Landing Ends and Potomac Crossing begins. The Board of Directors has adopted two resolutions to the associations governing documents. The first is regarding the retention of association records. The purpose of this resolution is to define the length of time that different types of documents must be retained. The second is a resolution regarding the removal of snow. With all the snow we have received this season, the Board adopted a resolution to include clearing of additional paths and sidewalks to facilitate safe passage of children walking to school. Both these resolutions can be found on the PotomacCrossing.org website under documents and forms. A study is continuing to add street lighting to Smartts Lane and Balls Bluff Road which are areas that the developer of Potomac Crossing did not install any lighting. We expect a Request For Proposals to be issued this spring. Please submit your pool applications to PMP early so you will have your passes on opening day. More details are in page 2 of this newsletter. Architectural Review Committee Meetings are held on the first Thursday of each month, 7 pm at the PMP office 101 Blue Seal Drive Suite 100 Leesburg, VA Architectural Change Applications are due to PMP s office one week prior to the ARC meeting for consideration at the following months meeting. 2 VOLUME XIX, ISSUE 3 PAGE 2 Please Read Carefully Important Information Regarding 2014 Pool Season It s time to start thinking about the pool season and we are striving to make this pool season run smoothly and ensure that everyone will be able to enjoy the pool when it opens! This will occur on Saturday, May 24th and you must have a valid 2014 pool pass to enter on opening day. Applications will be mailed to OWNERS only on or about April 1st. If you lease your unit and transfer pool use rights, please complete the top portion of the application and send the application with the pool rules to your tenant to fill out and submit. If you rent and have not received the application and pool rules from the owner, please contact them directly. Please do not drop your application off at the pool or mail to any other location other than PMP s Leesburg office. This will only delay the process and may result in a lost application. All information regarding how to submit your application will be included with the applications when they are mailed on April 1st. NOTE: Passes are NOT mailed, but are delivered to the pool to be picked up at the guard station. All applications received after May 12th may take up to two (2) weeks to process regardless of whether or not it is a new pass or you just need 2014 stickers. You will not be granted access to the pool without a valid pass (no exceptions will be permitted). So, please submit your application as soon as it is received to ensure that your passes will be available when the pool opens. Included with your card(s) or sticker(s) will be a booklet with five (5) single use guest passes. Additional booklets may be purchased for $10 with your registration form or from PMP during the season. Checks should be made payable to Potomac Crossing HOA. 3 VOLUME XX, ISSUE 1 PAGE 3 Annual Keep Potomac Crossing Beautiful Clean Up Day Join us on Saturday, April 26th for our 3rd annual cleanup day from 9 am to noon! We will be keeping Potomac Crossing beautiful by picking up trash in the common areas, tot lots and trails. Bags, gloves and safety vests will be provided. This year we will be providing water and snacks before clean up and pizza and sodas after. Additionally cinch sacks will be given away as a thank you present for those under 18 (supply is limited so it's first come first served). This is a great opportunity for your boy and girl scout to get in those service merit badges or your high school key club members to get in service hours! This year in conjunction with clean up we will be offering a free junk hauling service with Junk. Drop off will be from 10 am - 2pm or until the truck is full. The Junk truck will arrive around noon and drivers can help with unloading from your vehicle. Until truck arrives drop off area will be marked with signs. Watch this newsletter for the schedule of future events, and to get more detailed information make sure to 'Like' us on Facebook at: Potomac Crossing Events. *************************************************************************************************** LAWNMOWER SERVICE DISCOUNT EVENT Saturday, April 26 th 8 am (Rain date 5/3/2014) A local company, Sharp Blades (540) will be available in the parking lot of the Potomac Crossing pool to offer discounted $45 (regular $75) lawnmower tune-ups / blade sharpening and servicing / tune-ups of small engines like lawnmowers, snow blowers and generators (riding tractors at an additional fee). Reservations required- Patrick.vasold@pmpbiz.com to reserve a spot or for further information. Please come out and take advantage of this community event. *************************************************************************************************** Summer Movie Nights! This summer we will again have Movie Nights at the pool. Movies start at dusk and run until approximately 10:00pm. Watch the pool for more information and Movie Night themes. We also have some new additions to our concessions stand including, sodas, water, assorted candies, fresh popcorn, and Snow-Cones! The Incredibles June 14: School is out, come to the pool Saturday night to watch The Incredibles. Costume contest for most incredible kid Wall-E July 12: Hot summer days but cool summer nights by the pool. Come watch Wall-E. Cruise ship/vacation theme. The Goonies Aug 16: The Goonies is our classic movie for the season. Join us at the pool Saturday night for our scary movie theme of Pirates. Costume contest for best pirate.

4 VOLUME XIX, ISSUE 3 PAGE 4 Friendly Reminders: Pick up after your dogs and dispose of the waste appropriately when walking your dog. Please monitor your children s activities to avoid injury to them and vandalism to property. Drive cautiously, be alert to pedestrians and especially children playing. Park courteously, allowing for other residents. Report damage to common areas to PMP. All vehicles parked within the community must be properly (legally) tagged, have current inspection & Town of Leesburg stickers. Trees on your property that overhang sidewalks must be limbed up to 6 so that people can walk without ducking. UNSIGHTLY TRASH! There have been many complaints about trash being put out too early and trash cans not being retrieved after trash pickup. Please be courteous and comply with the following guidelines: Trash must be placed in containers manufactured specifically for trash storage purposes only. Containers must have a lid which is kept in place at all times. Paper/plastic bags, boxes, etc. are not acceptable as permanent trash containers. Recycling shall not be stored outdoors or placed at the curb in open recycling containers without being bagged or secured in other ways. Trash and recycling containers are not to be stored where they are visible from an adjacent curb or sidewalk. Screening or deck boxes may be used to meet this requirement. Fences used to meet this requirement must comply with section 4.4 of the Guidelines. Trash cans cannot be left in the common area. For collection, trash containers are to be placed at the curbside in front of the residence only. Trash and recycling containers are not to be placed at curbside before 5:00 P.M. on the evening before trash pickup, and must be retrieved before 7:00 PM on the day of collection. Trash cans cannot be left out after 7:00pm on the day of trash collection and will be removed by the HOA. Make prior arrangements with the Town of Leesburg for disposal of bulk items. Not all items are picked up with regular trash. Please help us to reduce the costs of the Potomac Crossing Association by realizing that this is a community and we all share in the expense to maintain it. Properly contain and dispose of your household trash items. If you have any questions on proper disposal, please contact the Town of Leesburg at On windy days, please do your part to keep your community looking great and secure your trash and your recyclables in a way that they will not be blown around the neighborhood. 5 VOLUME XX, ISSUE 1 PAGE 5 Our Barracudas Swim Team has begun its 15 th season! We are anticipating another fun summer. Registration was opened on Saturday, March 15th & will close at 150 swimmers. Please be aware of our HOME meet schedule: Wednesday 6-18** Saturday 6-28 Wednesday 7-9** Saturday 7-19 Saturday :30-9pm (POOL CLOSES AT 4:30PM) 7am-12pm (POOL CLOSED UNTIL NOON) 4:30-9pm (POOL CLOSES AT 4:30PM) 7am-12pm (POOL CLOSED UNTIL NOON) 4:30-10pm (POOL CLOSES AT 4:30PM) **On these two Wednesdays (6-18, 7-19), Potomac Crossing residents have the opportunity to use the Edward s Landing Pool from 4:30-7:30pm. A pass must be obtained from outside the PC Pool House beginning at 4:30pm on the Wednesdays mentioned above. We apologize in advance for any inconveniences but we do appreciate your support!! The following is a list of upcoming events: 24th Annual Flower and Garden Festival April 26 & 27, The event runs from 10am to 6pm on Saturday and 10am to 5pm on Sunday. Acoustic On The Green Summer Saturdays nights 7:00 9:00pm on the Town Hall Green. Independence Day Parade Friday July 4, 2014 beginning at 10:00am, starts at Ida Lee park. Celebration In The Park begins at 6:30pm and fireworks are at 9:30pm. First Friday- Different performances and special events every month! Stroll around historic downtown Leesburg on the First Friday of each month (except January), to enjoy numerous live music performances throughout the town, art exhibits, wine tastings, lectures, book signings, and so much more! For further information, go to the Town of Leesburg website: page=660 PARKING REMINDER There is no reserved parking in Potomac Crossing and no commercial vehicles are allowed to park in the community. If you reside in a townhome, please be a courteous to your neighbors and work an amicable arrangement for everyone. All vehicles must also be properly licensed and tagged. Potomac Crossing is on Facebook! Message from our Community Police Officers Always lock your vehicle and take your valuables with you. Thieves sometimes check car door handles to see if it is unlocked, then steal valuables. They are also known as car hoppers. John is an original owner in Potomac Crossing and has served on the Board of Directors since Mr. Farmer has embraced the fiduciary duties of preserving, protecting, maintaining and enhancing the assets of Potomac Crossing. Every action he takes is grounded in those basic tenets and serves as the basis for every motion he makes or vote he casts. An estimated 1.7 million Americans serve on boards that govern more than 325,000 homeowners associations, condominiums, cooperatives and other planned communities across the country. These volunteers are typically elected by their homeowner neighbors, some serving year after year after year. Collectively, community association board members contribute time valued at almost $1.5 billion to their communities every year. Imagine volunteers contributing more than 66 million hours of their personal time annually to serve their neighbors and communities, said CAI Chief Executive Officer Thomas M. Skiba. The board members recognized by CAI symbolize the commitment of time, energy and expertise provided by literally millions of association volunteers. While many are supported by community managers and other professionals, board members are ultimately responsible for the well-being of their communities.
